Viewings & applying
How do I book a viewing? +
Book online through our schedule a tour page and pick a time that suits you.
What do I need to apply? +
Just proof of ID, proof of income and your current address history, so we can run referencing and a right to rent check. Register online, select the unit you'd like, then apply, and we'll guide you through the rest. We'll let you know the moment a decision's made, no chasing needed. Want to see the apartment first or ask a few questions? Schedule a tour or contact us any time before you apply.
Will I need a guarantor? +
Only if referencing shows you don't quite meet the standard income requirement on your own. Students, people new to the UK, or between jobs, for example. We'll flag it early, never at the last minute, and your guarantor goes through the same simple checks you did.

What other charges could apply during my tenancy? +
For a full statement on permitted charges, click here. At Edenwood House, two charges apply on top of rent: managed Wi-Fi (see Is Wi-Fi included? below) and, if you take a licensed space, car parking (see Is there parking? under Living here).
Is Wi-Fi included? +
Every apartment comes with managed Wi-Fi already built in: 1Gb hyperfast broadband from Hyperoptic, ready from day one so there's nothing to set up yourself. It's billed at 35 a month (inc. VAT) alongside your rent, and runs for the same length as your tenancy.
Where's my deposit protected, and who do I turn to if something goes wrong? +
Your deposit is protected with the Tenancy Deposit Scheme (TDS) within 30 days of receipt, and we'll send you the confirmation and prescribed information straight away, so you always know it's safe and how to get it back.
The Property Ombudsman is there to help independently if you ever feel we haven't put something right.
Is council tax and other utility bills included? +
Unless we've said otherwise, you'll set up your own electricity, water and council tax, and we make that easy: our partner Just Move In helps you compare suppliers and get connected from day one. Communal bins are covered by your rent.
Moving in & your tenancy
What type of tenancy will I have? +
Most residents have an assured periodic tenancy. It rolls monthly with no fixed end, so there's no awkward renewal conversation every year. Corporate lets and a small number of other arrangements may differ, and we'll always be clear about which applies to you. We'll give you a clear written summary of your terms before you sign anything, and once you're in, your agreement lives safely in the Occu app under My Documents.
How and when do I pay rent? +
Rent is due monthly in advance on the 1st. Your deposit and move-in monies are paid securely through the applicant portal. After that, we'll invite you to set up a Direct Debit on our payment system before your first regular rent payment is due, one less thing to remember.
Living here
Are pets allowed? +
Bringing a pet? We'd love to meet them. Just tell us when you apply and we'll always give it fair, individual consideration. See our full pet policy for more detail.
Is there parking? +
Parking is very limited at Edenwood House, so speak directly to our leasing team about what's available. Bicycle parking is plentiful and free to use, with 120 two-tier racks at the Depot Approach store.
What's on site, gym, lounge, shops? +
A resident's gym on Level 1 (a quick induction is needed before first use) and a resident's amenity lounge on Level 2 with seating areas and a kitchenette, both free to use for every resident. A Waitrose is due to open beneath the building on Cricklewood Broadway in autumn 2026, with a Tesco Express nearby in the meantime.
Is there an on-site concierge? +
Imran, our Resident Services Manager, is on site from 9am to 5:30pm for anything you need. He's your point of contact for the building once you've moved in, covering shared spaces, deliveries and access, and he's the person to talk to if something isn't right.

How do I receive post and parcels? +
Your post and small parcels land straight in your mailbox in the entrance lobby. Bigger deliveries wait for you in the secure ParcelSafe lockers at reception, or the courier will buzz your intercom directly. Either way, nothing gets left on a doorstep.
What are the house rules, noise, guests, smoking? +
Nothing unusual, just the basics that keep Edenwood House comfortable for everyone:
- Keep noise reasonable, especially between 10pm and 8am
- Smoking and vaping aren't permitted in communal areas or in your apartment
- Keep shared spaces like hallways and bin areas clear of personal belongings

Maintenance & support
What happens if something needs fixing? +
Once you're a resident, reporting anything is quick. Log it in the Occu app with a photo, and our dedicated Property Management team takes it from there.
Call the office on +44 20 3996 9927, Monday to Friday, 9am to 5.30pm. Closed Saturday and Sunday.
Our out-of-hours number is in the Occu app and in your move-in documentation.
Life-threatening emergencies always come first, call 999.
Ending your tenancy
How much notice do I need to give if I want to leave? +
Notice periods are set out in line with the Renters' Rights Act and your lease.
Can my rent increase during the tenancy? +
Any increase follows the notice and frequency set out in the Renters' Rights Act and your lease.
