Permitted charges – Edenwood House
We believe in being upfront about everything, including costs. Below is a full breakdown of the permitted charges that apply to your tenancy at Edenwood House, in line with the Tenant Fees Act 2019.
Holding deposit
To secure your flat while we complete referencing, we'll ask for a holding deposit equivalent to one week's rent. This is deducted from your first rental payment (or your second, if it exceeds that amount). The holding deposit can be held for more than 15 calendar days if your application is made more than 15 days before your tenancy start date.
If referencing doesn't go our way, and we're unable to proceed, we'll return your holding deposit within 7 days of letting you know.
There are a few circumstances where we won't be able to return it:

You fail a right to rent check

You withdraw from the application

You don't respond or engage to progress the tenancy

You provide false or misleading information that affects your suitability as a resident
Security deposit
For properties with an annual rent below £50,000, we'll ask for a security deposit equivalent to 1 month's rent. Your deposit will be protected within 30 days via Tenancy Deposit Scheme (TDS).

Rent
Rent is payable monthly in advance, with a maximum of one month's rent required upfront (from 1 May 2026). Any rent increases will be made via a Section 13 Form 4A, with a minimum of two months' written notice and no more than once per year.
Utilities and council tax
Unless stated otherwise in your tenancy agreement or property listing, you'll be responsible for electricity, gas, water, sewerage, broadband, TV licence and council tax.
Change of sharer
If you'd like to swap a flatmate during your tenancy and we approve the request, there's a fee of £50 inclusive of VAT per replacement tenant. For more complex changes, reasonable costs above £50 may apply.
Early termination
If you need to leave before your tenancy ends, we'll need your landlord's consent. Any costs will be limited to the landlord's re-letting expenses, up to the value of the outstanding rent.
Late rent
If a rent payment is more than 14 days overdue, interest will be charged at 3% above the Bank of England base rate for each day the payment remains outstanding.
Lost keys and access fobs
If you lose your keys or access fobs, we'll need to charge you the actual replacement costs. If a locksmith is required to let you in, that cost will also apply.
Contractor call-outs
If a repair or issue in your home is your responsibility under the terms of your tenancy agreement and we need to arrange a third-party contractor to resolve it, any applicable call-out fee will be passed on to you.
Non-Housing Act and company lets
The following fees apply where relevant:

No other fees
Outside of the above, there are no other charges. No cleaning fees, no inventory fees, no surprises.
Tenancy type
Your tenancy at Edenwood House will be an assured periodic tenancy (APT), rolling monthly with no fixed end date. A written statement will be provided to you before signing.
Tenant protection
Occu Living (UK) Limited is a member of The Property Ombudsman and is registered with Propertymark (ARLA). Your deposit will be protected through the Deposit Protection Scheme. Client money protection is provided via [Propertymark CMP scheme name].
